Ryan Riggins: There are. And and I mean, I'll I'll I'll start with this 1st because you you've got those 20 that you have to get through. And you know you you talk to me, and we get through these 20, and then we get to the point where it's time to pick a listing agent to sell the house.

Ryan Riggins: You know, most people's first instinct is, you know, we're standing in the hospital hallway, mom fails, she's going to a continuing care retirement community, for the first instinct to sell the house, when there's these other 20 moving parts that come first.

Ryan Riggins: I am a licensed realtor, but I don't take listings. When it is time to list, I pair you with a realtor who specializes in what your property is. Usually.

Ryan Riggins: In my area, it's like small ranch houses type things, but it could be a condo, it could be a billion dollar house, and not all listing agents are the same, and the best ones usually have a niche, just like this niche that I've chosen to be in.

You take it because you're embarrassed, you know there's deferred maintenance, you know there's repairs that need to be made, and you don't want to deal with listing it. Again, you know, a lot of the older folks are embarrassed about the way things are.

Ryan Riggins: Paint on the walls, replace some light fixtures, gives a really fresh look, and then sell it that way for $30,000 or $40,000 more on $8,000 versus spending $50,000.

I have another gentleman, him and his wife, run a life and care business. They're both registered nurses.
